Entrance

From the private parking area at the rear, or through the pedestrian gate at the side (Marine Villa plaque) a short staircase leads you to the entrance door.

Reception Hall

This immediately welcoming split-level reception hall retains the Victorian balustrade, arched lintels, and vaulted ceiling windows, and gives access to all main rooms.

Sitting/Dining Room

Positioned to the front/side and having dual aspect triple windows, this elegant sitting room commands unrivalled beach/sea views. Principal focus is on the marble fireplace fitted with living flame gas fire, which has a wall mounted, 50" Smart TV above. Relax on the large sofa, or enjoy the sea views from the accent chairs positioned at either side of the front windows.

Through an archway to the side, is the dining area which faces the front, and has a smart dining table, bench and comfortable dining chairs.

Balcony

Through tall Victorian doors, you step onto the stunning round balcony, where you can sit and enjoy the sea air and views, and watch the sunrise and sunset with a a coffee or drink. A bistro set is provided.

Kitchen

Bright, contemporary fitted kitchen with 4 burner gas hob, electric oven and grill, washing machine, fridge/freezer, microwave and Nespresso coffee maker. Ceiling mounted pulley. Window to the side.

Master Bedroom

Positioned to the front, taking advantage of the sea views, this calming master bedroom is furnished with a Super King Size 'Feather and Black' bed.

Bedroom 2

Positioned to the rear, this lovely bedroom is furnished with a King Size 'Feather and Black' bed, bedside tables and lamps. Fitted wardrobes.

Bedroom 3

Positioned to the rear, this bedroom is furnished with white, single bed size bunk beds.

Bathroom with Shower

With twin windows, this contemporary bathroom is fully tiled and fitted with a pedestal wash hand basin, WC, and bath with folding glass shower screen and overhead thermostatic shower. Wall mounted, mirror fronted bathroom cabinet.

Parking

2 private parking spaces are provided at the rear of the Villa for the use of guests.

Beach Access

Through the pedestrian side gate, the beach and sea are less than a 1 minute walk.

Location

Lower Largo is a picturesque, beach front village with local shops and amenities, two pubs (Including the newly refurbished (2021) Crusoe bar/restaurant with inside/outside dining. Lower Largo is just one of the many pretty coastal towns that occupy this stunning stretch of coastline — connected by the Fife Coastal Walk pathway — including Pittenweem (famous for its arts festival), St Monans and Crail (where you can buy fresh crab and lobster at the harbour). The area is Golfer heaven with Lundin Links and Elie Golf House (plus Elie Sports Club also offers a nine-hole course suitable for beginners, a pitch and putt green, as well as tennis and golf camps for children during the school holidays) whilst the famous links courses, the Old Course St Andrews and Kingsbarns, are less than 15 miles away. A new course, the Dumbarnie Golf Links Golf Course and Country Club which opened in May 2020, is just 3 miles approx. outside of Lower Largo. There is also an equestrian centre at Kilconquhar Castle Estate, and recently revamped 17th century pub and restaurant, The Kinneuchar Inn whose chef patron, James Ferguson, has outstanding culinary credentials. St Andrews has an array of excellent shops and restaurants, as well as a cinema, theatre and indoor swimming pool.
