Ground Floor

Entrance

The Arches is entered through a front door from the courtyard onto a bright and welcoming hallway. The galleried Sitting Room/Study sits above, and there is a double height circular drum containing the staircase. Full height windows with arched shutters overlook the courtyard, which is a feature throughout the ground floor. To the right is the Dining Room/Kitchen, and to the left is the WC/Cloaks and both Bedrooms with En Suites. Ahead, double doors open onto the private, rear garden.

Dining Room/Kitchen

This spacious, open-plan area has a flagstone floor, and is zoned with an oak dining table with 4 matching chairs, which leads to a central oak island with integrated appliances facing into the kitchen area. A hardwood, spiral staircase has a famous quote from Lao Tzu at the bottom which reads "Even the longest journey begins with the first step". There is LED lighting at the bottom of the stairs, and a handrail which has been made with wood washed up on the beach. At the top is a newel, also made of wood, which is a scale model carved into the shape of the ruined St Andrews' cathedral spire.

Sitting Room/Study

Spanning the entire length of the house, with the top of the staircase drum approximately in the centre, the stunning, open-plan living area has a vaulted ceiling, and an abundance of windows which flood the space with natural light, and offer wide ranging views. In the sitting area to the right, there's a log burner, 2 large, comfortable sofa's, and a unique coffee table which houses the TV. The study area to the left, is fitted with a desk, and has an office style chair. A quality, double size sofa-bed provides sleeping for up to 2 additional, occasional guests. There are curved glass banisters and a section of glass floor over the kitchen. Double doors lead to the East facing balcony, which has a table and 2 chairs to enjoy the sea views towards the Isle of May.

Garden

The private, east facing garden is mainly laid to lawn and is well stocked with mature plants, grasses and various trees. There is a small decked area behind the garden shed which has garden furniture inside. The west facing courtyard area catches the afternoon and evening sun.

Parking

There is a pathway through the garden which leads to a car parking space. There is 1 further parking space as you enter the development on the left, in-front of the owner's garage.

Location

Located on the East Neuk coastline, equidistant between Anstruther and Crail (1 to 2 miles). which is renowned for its pretty coastal towns which occupy this stunning stretch, connected by the Fife Coastal Walk pathway. Crail has various amenities which include a Co-op, Fish & Chip Shop, Sweetie-Shop and Coffee Shops. There's also 2 Hotels which welcome non-residents. , Anstruther, with its historic harbour, has a greater choice of shops, bars and restaurants, Pittenweem is famous for its arts festival), St Monans, where you can buy fresh seafood at the harbour, and Elie, with its long, sandy beach and water sports centre.

The area is Golfer heaven with many coming to enjoy the golf course at Crail Golfing Society, Elie Golf House (plus Elie Sports Club also offers a nine-hole course suitable for beginners, a pitch and putt green as well as tennis and golf camps for children during the school holidays) whilst the famous links courses, the Old Course St Andrews and Kingsbarns, are less than 10 miles away. A brand new course, the Dumbarnie Golf Links Golf Course and Country Club, opened in May 2020. There is an equestrian centre at Kilconquhar Castle Estate.

Only 20 mins drive approx (10 miles), St Andrews has an array of golf courses,excellent shops and restaurants, as well as a cinema, theatre and indoor swimming pool.
