Overview

STL Licence No: FI 00019 F. EPC Rating. D Nestled in the most idyllic location, Avoncliffe is perfectly placed for all your holiday expectations.

The beach and play-park at Roome Bay can be easily reached within seconds of stepping out of the front or rear of the property and without having to cross any roads in either direction. There are wonderful, scenic seaside walks in both directions. The centre of Crail with all its amenities and the harbour are a 5 minute stroll through the old part of town. The Fife coastal path leads south west to the other picturesque East Neuk fishing villages of Cellardyke, Anstruther, Pittenweem, St Monans and Elie with Fife Ness, Kingsbarns and St Andrews in the other direction.

This gem of a cottage is in a prime location and has sweeping, commanding views from all the main rooms with the Firth of Forth and the Isle of May in one direction and an unspoiled valley with the old houses of Crail to the other. There are several seating areas around the gardens to capture the sun at various times of the day. The patio area in front of the Bay windows has wonderful views over the gardens to the Firth of Forth and beyond. The lawns slope gently down to a small wooded area at the bottom of the garden from where there is direct access through the garden gate to the Fife Coastal path. From here it is a stones throw to the sandy beach and the crabbing pond which is always a favourite with children.
